Mine weighs real comparable properties rather than a city average, which puts it well ahead of a portal guess. It still doesn't know your kitchen was redone last year, that the house backs onto a ravine, or that the identical model two streets over sold for $80,000 more because of the school catchment.
A number that's confidently wrong is worse than no number. It anchors your expectations before you've seen a single real comparable, and sellers who list on a bad anchor tend to sit.
