The Site is operated by Hamza Malik, Royal LePage Real Estate Associates Brokerage. Royal LePage Real Estate Associates Brokerage is an independently owned and operated brokerage.

The Site provides information about real estate services and, where available, property listings in the Greater Toronto Area. It is provided for general information and for consumers' personal, non-commercial use.

Nothing on the Site constitutes legal, financial, tax or investment advice. Obtain independent professional advice before making a real estate decision.

Using the Site, submitting a form, or receiving information does not create an agency or client relationship. A representation agreement is formed only by a written agreement that complies with TRESA and is signed by both parties.

Information on the Site is believed to be reliable but is not guaranteed. Listing information is provided by third parties and may be incomplete, out of date, or contain errors. Property details, measurements, taxes and availability must be independently verified.

Market statistics displayed on this Site are aggregates compiled from the Toronto Regional Real Estate Board's data feed. They describe a municipality or district over a calendar month, are refreshed monthly rather than in real time, and are not a valuation of any individual property. Where a figure is unavailable the page states so rather than substituting an estimate. For a figure you intend to act on, request a current written analysis directly.

Where the Site displays MLS® listing data, that data is provided under licence from the applicable real estate board and remains the property of that board and its members. It is provided for consumers' personal, non-commercial use and may not be used for any purpose other than identifying prospective properties.

You may not:

• reproduce, republish, redistribute, sell or licence listing data obtained from the Site;
• use any automated means — scraper, crawler, bot, or similar — to access, harvest or copy listing data;
• aggregate listing data into any database or derivative product;
• circumvent, disable or interfere with any security or access-control feature of the Site;
• use listing data for any commercial purpose without the written consent of the applicable board.

The trademarks REALTOR®, REALTORS® and the REALTOR® logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA. The trademarks MLS®, Multiple Listing Service® and associated logos are owned by CREA and identify the quality of services provided by its members.

Certain listing information — including sold and closed transaction data — is available only through a Virtual Office Website arrangement governed by the applicable board's VOW rules.

Where VOW access is offered, you agree that:

• you will register for an account and provide accurate information;
• you have or are establishing a lawful consumer-broker relationship with the operator of this Site;
• you will use the data only for your own personal, non-commercial purposes in connection with a genuine interest in purchasing or selling real property;
• you will not share your account credentials or provide access to others;
• your access may be logged, monitored and audited as required by the board, and may be terminated for any breach of these terms.

Property owners may opt out of having their listings displayed on VOW sites, or opt out of automated valuation and third-party commentary features. Such requests are honoured.

You agree not to:

• use the Site for any unlawful purpose;
• submit false, misleading or another person's information through any form;
• transmit malware, or attempt to gain unauthorised access to the Site or its systems;
• place unreasonable load on the Site's infrastructure, or interfere with another user's use of it.

The Site's design, text, graphics and layout are the property of HM Real Estate Group or its licensors and are protected by copyright, except for third-party listing data and trademarks, which remain the property of their respective owners. You may not reproduce or create derivative works from Site content without written permission.

The Site may link to third-party websites. We do not control and are not responsible for their content, accuracy or privacy practices. Links are provided for convenience and do not imply endorsement.

The Site is provided “as is” and “as available”, without warranties of any kind, express or implied, to the fullest extent permitted by law.

To the fullest extent permitted by law, Hamza Malik, Royal LePage Real Estate Associates Brokerage is not liable for any indirect, incidental, special or consequential damages arising from your use of, or inability to use, the Site — including reliance on any information displayed on it.

Nothing in these Terms limits liability that cannot be limited under applicable law, including under TRESA or consumer protection legislation.

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable in it. You agree to the exclusive jurisdiction of the courts of Ontario.

We may revise these Terms at any time. The “last updated” date above reflects the most recent revision. Continued use of the Site after changes constitutes acceptance of the revised Terms.
