Three towns wearing one name, and they do not trade alike. Port Credit and Lorne Park price off the lake and off how little of old Mississauga is left; Erin Mills and Streetsville are family stock where the school catchment moves the number more than the kitchen does; the Square One corridor is a condo market of its own, priced against transit and the Hurontario line rather than against anything the rest of the city is doing. Which one you should be looking at usually depends less on budget than on what you want the next five years to look like.

The core and the inner suburbs are two markets that happen to share a city hall. Downtown is a condo market, priced on rental demand and on what a one-bedroom can carry. Etobicoke, North York and Scarborough are where the freehold stock is, and where proximity to a subway stop is routinely worth more than a hundred square feet of house. The useful question is not which is better, but which one your down payment and your commute can both live with.

Two Oakvilles, and the difference is worth understanding before you start looking. South of the QEW is the older town — deeper lots, mature trees, and prices that reflect both. North of Dundas is newer and larger for the money, with the trade-off measured in commute and in how settled the streets feel yet. School catchments move money here more visibly than in almost anywhere else in the region, which cuts both ways depending on which side of a boundary you land.

Townhomes from the high $800Ks

One of the fastest-growing municipalities in the country, and the housing stock shows it: most of what trades was built this century, which makes for predictable inspections and a narrow spread between genuinely comparable homes. The escarpment caps how far it can sprawl westward, which is the structural argument for the town. The thing to check before you fall for a view or a quiet street is what is still approved to be built next to it.

Lake on one side, escarpment on the other, and a downtown that surprises people who have only driven past it. Aldershot, the downtown core and the Orchard are three different decisions rather than three parts of one. Buyers working this corridor tend to reach Burlington after Oakville and Milton, which is worth knowing, because being the third town somebody considers is not the same as being the third-best one.

The market in this corridor where the arithmetic has to be done street by street rather than city-wide. A ten-minute walk changes the purchase completely — the mountain, the west end around McMaster, and the lower city carry different stock, different tenant profiles and different carrying costs. It rewards buyers who work out what a property actually costs to hold each month, and is unkind to the ones who go on headline price.
