VOW Terms of Use

A Virtual Office Website (VOW) is a real estate brokerage website that provides registered consumers with access to MLS® listing information that cannot lawfully be displayed on a public page — most notably sold prices and full listing history.

The distinction matters. Publicly displayed listing data is governed by an IDX arrangement and can be shown to anyone. Data released under a VOWagreement may only be shown to a registered user who has established a lawful consumer-broker relationship with the operator. Those are the board's rules, not a marketing choice.

This is why registration is required to see sold data here. A site showing you sold prices with no registration is either not using board data or is not complying with the rules it agreed to.

To register for VOW access you must:

• be at least 18 years of age;
• provide your full name and a working email address, and confirm them if asked;
• be establishing or have established a lawful consumer-broker relationship with Hamza Malik of Royal LePage Real Estate Associates Brokerage;
• have a genuine, personal interest in buying, selling or valuing real property.

Registrations from competing services, data aggregators, or anyone intending commercial use will be declined.

By registering, you agree that:

• you will use the information only for your own personal, non-commercial purposes in connection with a genuine interest in purchasing, selling or valuing real property;
• you will not reproduce, republish, redistribute, sell, licence or display the listing data, in whole or in part;
• you will not use any automated means — scraper, crawler, bot, script or similar — to access, harvest or copy the data;
• you will not aggregate the data into any database or derivative product;
• you will keep your account credentials confidential and will not share access with anyone else;
• you will not attempt to circumvent, disable or interfere with any security or access-control measure.

MLS® listing information remains the property of the applicable real estate board and its members. Access granted here is a limited, revocable, non-exclusive and non-transferable licence to view it for the purposes described above. No ownership passes to you.

The trademarks REALTOR®, REALTORS® and the REALTOR® logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA. The trademarks MLS®, Multiple Listing Service® and associated logos are owned by CREA and identify the quality of services provided by its members.

Property owners may instruct their listing brokerage to withhold their listing from VOW display entirely, or to suppress automated valuations and third-party commentary on it. Those instructions are honoured, which means some properties may not appear here or may appear with reduced detail.

Listing information is supplied by third parties and is believed reliable but is not guaranteed. It may be incomplete, out of date, or contain errors, and it is not a substitute for professional advice or independent verification. Nothing accessed here constitutes an appraisal or an opinion of value.

Access to VOW data may be logged and monitored, and records of registrations and access may be retained and produced to the applicable real estate board, as those agreements require.

Access may be suspended or terminated at any time, without notice, for any breach of these terms, for suspected automated access, or at the direction of the board.

Information you provide when registering is handled in accordance with the Privacy Policy, and in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA). Registration details are used to verify eligibility, to meet board record-keeping obligations, and to contact you about your enquiry. They are not sold.

These terms may be revised, including where the applicable board changes its VOW rules. Material changes may require you to accept the revised terms before continuing to access VOW data. The “last updated” date above reflects the most recent revision.
