This Privacy Policy explains how Hamza Malik, Royal LePage Real Estate Associates Brokerage(“we”, “us”, “I”) collects, uses, discloses and protects personal information through https://www.torontoareahomesearch.com(the “Site”).

We handle personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable Ontario legislation, including the Trust in Real Estate Services Act, 2002 (TRESA).

Information you give us. When you submit a form on the Site, we collect what you enter — typically your name, email address, telephone number, property details and any message you write.

Information collected automatically. Our hosting provider records standard server logs, including IP address, browser type, pages requested and timestamps. These are used for security, abuse prevention and diagnosing faults.

Information from a future registered account. If we later introduce registered accounts for Virtual Office Website (VOW) access, we will collect the account details and acknowledgements required under our agreement with the applicable real estate board. This Policy will be updated before that happens.

As of the date above, this Site sets no advertising or analytics cookies and uses no third-party tracking. No Google Analytics, no advertising pixels, no cross-site tracking.

If analytics or advertising tools are added in future, this section will be updated to name them and describe their purpose, and a cookie consent mechanism will be provided where required.

We use personal information to:

• respond to your enquiry and provide real estate services;
• prepare comparative market analyses and property recommendations you have requested;
• send you listings, market updates or other communications you have asked to receive;
• meet our record-keeping obligations under TRESA and RECO rules;
• secure the Site and prevent abuse.

We do not use automated decision-making or profiling to make decisions that produce legal or similarly significant effects.

By submitting a form you consent to being contacted about your enquiry. Where required by Canada's Anti-Spam Legislation (CASL), we obtain consent before sending commercial electronic messages.

You may withdraw consent at any time by emailing info@hmreg.com or using the unsubscribe link in any marketing message. Withdrawing consent may limit our ability to provide services to you.

We do not sell your personal information. We disclose it only:

• to Royal LePage Real Estate Associates Brokerage, as required for the brokerage's supervision and record-keeping obligations;
• to service providers who host this Site or deliver email on our behalf, bound to protect it and use it only for that purpose;
• to other parties in a transaction (lawyers, lenders, inspectors, cooperating brokerages) where necessary to complete a transaction you have engaged us for;
• where required by law, by a regulator such as RECO, or by a real estate board under our data agreements.

Where this Site displays MLS® listing data, that data is provided under licence from the applicable real estate board and remains the property of that board and its members. It is provided for consumers' personal, non-commercial use and may not be reproduced, redistributed or scraped.

Certain data — including sold and closed transaction information — is made available only through a Virtual Office Website (VOW) agreement and requires a registered account with a verified broker relationship. Access to that data is logged as required by the applicable board.

Property owners may have the right to opt out of having their listing displayed on VOW sites, or to opt out of automated valuation and third-party commentary features. Contact us to exercise these rights.

We retain personal information only as long as necessary for the purposes it was collected, or as required by law. TRESA and RECO require certain transaction records to be retained for a minimum period.

The Site is served over HTTPS and form submissions are transmitted encrypted. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Under PIPEDA you have the right to:

• access the personal information we hold about you;
• request correction of inaccurate or incomplete information;
• withdraw consent, subject to legal and contractual limits;
• request deletion, subject to our record-keeping obligations;
• complain to the Office of the Privacy Commissioner of Canada if you are not satisfied with our response.

This Site is not directed at children under 16 and we do not knowingly collect their personal information. If you believe a child has provided us information, contact us and we will delete it.
